🏠 How to Earn Income from Your Holiday Home in Portugal (Step-by-Step) 

We’ll guide you through everything — from registration to revenue. 

 

1️⃣ You own a holiday home or second property in Portugal  ⬇ 


2️⃣ You have a NIF (Portuguese Fiscal Number) 

  • ✅ Yes → continue 

  • ❌ No → We’ll help you apply for one (it’s quick and straightforward)

3️⃣ Access your Finanças account Request your Portal das Finanças password if you don’t have it yet. 👉 This allows you to log into the Portuguese tax website, where you can manage your rental activity and issue receipts. (Or with your permission we can issue receipts for you)  ⬇ 

4️⃣ Open a rental activity (“Alojamento Local”) with Finanças We’ll register your rental activity with Finanças under the Alojamento Local (AL) regime. This step is required in order to legally rent out your property and issue receipts. 💡 We can handle the entire process for you. 

To open the activity, you’ll need to provide: 

  • 👤 Your full name 

  • 🧾 Fiscal number (NIF) 

  • 🏠 Fiscal address 

  • 📅 Start date of your rental activity 

  • 💶 IBAN (the account where rental income will be received) 

  • 📍 Full address of the property you wish to rent out 

Once submitted, your activity is officially registered, allowing you to start issuing receipts and earning rental income legally.  ⬇   

5️⃣ Register your property as an Alojamento Local (AL) Your property is officially approved by the local Câmara Municipal (Town Hall) for short-term rental use. Once registered, it can be listed on Airbnb, Booking.com, etc.  ⬇ 

6️⃣ Benefit from Portugal’s very favourable tax regime ✅ Under the simplified AL tax regime: 

  • Only 35% of your rental income is subject to tax — meaning 65% is automatically tax-free. 

  • That 35% is then taxed according to Portugal’s progressive personal income tax rates, starting at just 14%. 💡 This results in an effective tax rate that is much lower than most other European countries. ✅ Short-term rental income under AL is subject to only 6% VAT (IVA) — Portugal’s reduced rate for tourism-related services. ✅ Most countries have double taxation treaties with Portugal, ensuring you’re not taxed twice on the same income.  ⬇ 

7️⃣ Capital gains peace of mind Operating your property under an AL license hardly affects your capital gains taxation if you decide to sell later. Your property is still treated as a residential asset, not a commercial one.  ⬇
